Plain terms. What this site is, and what it is not

Zielo Media is a brand of Property Prophets LLC, a Minnesota limited liability company, working from Miami and Chicago. On this page, “we”, “us” and “the studio” mean Property Prophets LLC doing business as Zielo Media; “you” means the person reading the site.

Using this site means you accept these terms. If you do not accept them, please do not use the site.

The writing, design, layout, code, animation, photography, and the demonstration sites on this domain are owned by us or licensed to us. You are welcome to read the site, print a page for yourself, and link to any part of it.

What you may not do is copy the design or the code and put it to work somewhere else — on your own site, in a template you sell, or in a pitch to someone else. If you want to use something of ours, ask us. Client work is different: the site we build for a client belongs to that client under the agreement we sign with them.

The demonstration sites are built by the studio to show what we make. The business names, staff names, reviews, addresses, phone numbers, prices, and photographs in them are invented for that purpose.

They are not real businesses, they are not past clients, and they are not endorsements. Any resemblance to a real business, living person, or actual address is unintentional, and no affiliation with any real business is implied. Nothing in a demo should be relied on as information about anyone. The demos are served from demos.zielomedia.com, which is our own domain.

The figures on this site — the build levels, the care plan, the comparison to agency rates — are published ranges and market references. They are there so you know roughly what this costs before you call us.

A price becomes binding only when we put a specific quote in writing to you and you accept it in writing. Nothing on this site is an offer that can be accepted by clicking, and we may change or withdraw published ranges at any time. A written quote we have already given you is not changed by an update to this site.

We keep this site accurate and online as best we can, but it is provided as is. We do not promise it will be free of errors, always available, or current at the moment you read it, and to the maximum extent permitted by law we disclaim the implied warranties of merchantability, fitness for a particular purpose, and non-infringement as they apply to this website.

This clause is about the website. Any warranty we give on work we build for a client is written into that client’s agreement.

Nothing on this site is legal, financial, tax, medical, or other professional advice, and reading it does not create a professional relationship of any kind. Several demos are set in regulated trades — a law firm, a clinic, a medical spa — and every word in them is invented. Do not act on any of it. For your own situation, ask a licensed professional.

To the maximum extent permitted by law, we are not liable for indirect, incidental, special, or consequential loss — including lost profits, lost business, or lost data — arising out of your use of this website, and our total liability for any claim connected to this website is limited to one hundred United States dollars (US$100).

Some places do not allow these limits. Where that is the case, the limits apply as far as the law there allows and no further. Liability for work we build for a client is set in that client’s written agreement, not here.

Where this site links somewhere we do not control, we are not responsible for what is there or for how that site handles your information. The demo previews are the exception: they live on demos.zielomedia.com, which is ours, so opening one keeps you with us.

Please do not scrape or crawl the site at a rate that burdens it, harvest it to train or stock another product, copy it wholesale, resell access to it, or try to break into it or the hosting behind it.

The enquiry form is for enquiries. Do not use it to send advertising, chain messages, malicious code, or anything unlawful, and do not use it while pretending to be somebody else. We may block access if any of that happens.

What we collect and why is set out on the privacy page. The short version: we keep what you type into the form and use it to answer you. There is no analytics, no advertising pixel, and no third-party tracking on this site.

If these terms change, the new version goes up here with a new date at the top of the page. Using the site after that means you accept the version then published. The version in force when you used the site is the one that applies to that use.

These terms are governed by the laws of the State of Minnesota, United States, without regard to its conflict-of-laws rules. Any dispute about this website or these terms belongs in the state or federal courts sitting in Minnesota, and both of us agree to those courts.

If any part of these terms is found unenforceable, the rest stays in force.
